Smoke Alarms
In Scotland, as of February 2022, there are new laws affecting homeowners and landlords regarding smoke/heat alarms.
Every home in Scotland is now required to have interlinked alarms, meaning if one alarm goes off, it triggers the others, so you can hear it wherever you are in the property. More specifically, every home now needs:
- one smoke alarm in the living room or the room you use most
- one smoke alarm in every hallway and landing
- one heat alarm in the kitchen
- one smoke alarm in an adjoining garage or habited loft
The new laws also require you to have a carbon monoxide detector in any room you have a carbon-fuelled appliance such as a heater.

The responsibility for ensuring properties are smoke/heat alarm compliant ultimately rests with the registered owner of the property. This means landlords have a legal and ethical responsibility to ensure their tenants are living in a safe property and part of this is ensuring you hire the correct people for the job.

Domestic Smoke Alarm Guidance
The smoke alarm laws came into effect back in February 2022, however, there are no penalties for non-compliance if you are unable to install the alarms for now. At H&V, we believe the laws should still be followed as best practice to improve the safety of yourself, your family or whomever you share your residence with.
