What is an EICR?
An Electrical Installation Condition Report, (also known as an EICR), is a comprehensive examination of an electrical installation to determine if it is fit for ongoing use. When is an EICR Mandatory?
For landlords intending to lease their property, an EICR is mandatory every 5 years or at the commencement of each new tenancy. In commercial settings, adherence to safety laws is crucial, and obtaining an EICR is a measure that must always be met before a property is deemed safe.
When is an EICR Recommended?
If you’re renovating your property or considering an electrical rewire, an EICR can determine whether your current electrical system can take on the additional load. If you own the property or have it on good authority that your electrical systems are in good condition, it is advisable to conduct an EICR every 10 years.
When Should You PAT Test?
Landlords must conduct a PAT Test at the initiation of every new tenancy, preferably with a NICEIC-qualified electrician, to fulfil their responsibility to tenants adequately.
